Clogged or missing gutters and downspouts are another major contributor. Without properly functioning gutters, all the rain hitting your roof dumps directly next to your foundation. Downspouts should discharge water at least six feet away from your home to be effective.
Window wells that lack proper drainage can fill with water during heavy rain, creating a pool that pushes water through basement windows or the wall around them. Window well covers and proper gravel drainage are essential preventive measures.
Foundation cracks — even hairline ones — are natural entry points for rainwater. Concrete naturally develops cracks as it cures and settles. During heavy rain, water pressure forces moisture through these cracks and into your basement.
The floor-to-wall joint, where your basement floor meets the foundation walls, is another common leak point. This joint is not sealed because the floor and walls are poured separately. Hydrostatic pressure from saturated soil pushes water up through this gap.
Fixing rain-related basement leaks usually involves a combination of exterior improvements and interior waterproofing. Outside, make sure your grading slopes away from the foundation, gutters are clean and extended, and window wells drain properly. Inside, an interior French drain system with a sump pump is the most reliable long-term solution for managing the water that Michigan weather sends toward your foundation.
